What is the parish council’s role in planning applications?

The Parish Council is a “statutory consultee”. That means that the local planning authority (Sevenoaks District Council) must consult the Parish Council on planning applications within the parish. If the Parish Council makes an objection to a planning application, the Ward Councillors on the District Council have the right to insist that the application is decided at a meeting of the Sevenoaks District Council Development Control Committee (and not by an officer using delegated powers).

The District Council is obliged to consider the comments made by the Parish Council, but it is not obliged to determine the application in accordance with those views.

The published agendas for Parish Council meetings will show any planning applications subject to formal consultation with the Parish Council.

The Parish Council will usually invite the applicant (and any agent representing them) to attend the Parish Council meeting that considers their application.
